Canadian Home Sales Rebound in May as Market Activity Gains Momentum

Canadian home sales rose in May, recovering some ground after a sluggish start to the traditionally busy spring housing season, according to data released Tuesday by the Canadian Real Estate Association (CREA). Home sales increased 5.5% from April on a seasonally adjusted basis, suggesting that market activity is beginning to pick up after several months of weaker performance.

Despite the monthly gain, sales remained 5.1% lower than a year earlier on an unadjusted basis. Home prices continued to soften, with CREA’s Home Price Index slipping 0.1% from April and falling 4.1% compared with May 2025. The data points to a housing market that is showing signs of renewed activity but remains under pressure from broader economic and affordability challenges.

“Like the weather in many parts of Canada this year, the spring market appears to have been delayed by a month or so, but the May numbers left little doubt that activity is now picking up,” CREA Chair Garry Bhaura said in a statement. Meanwhile, newly listed properties declined 1% month-over-month. The sales-to-new listings ratio climbed to 49.2% from 46.2% in April, though it remained below the long-term average of 54.8%, indicating market conditions are still relatively balanced.
